Choosing between fixed or floating rates

Fixed rates are determined by the banks, depending on how they would like to price the mortgage, based on the forecasted interest rate environment
Floating rates are very highly dependent on SORA rates, which influences the interest rate environments in Singapore.

To determine where SORA rates are headed, we'll look at the Singapore Monetary Policy document to understand how domestic interest rates are derrived.

Singapore Monetary Policy

MAS focuses on an exchange rate based monetary policy in Singapore which says domestic interest rates are largely determined foreign interest rates and have been typically below US interest rates. We have noticed a higher than 90% correlation between SORA and the Effective Fed Fund Rates. Which is why we take cue of where interest rates are headed, by following the statements of the federal reserve.
